There are some problems that you are likely to come across when moving into a new rental property. These challenges range from simple, easy fixes to complicated tasks that require the aid of a professional. 

Seeing as the cost of repair of most of these problems can be on the high side, it is vital to have basic knowledge of what to expect and how best to go about fixing them. 

Knowing the challenges to expect and armed with useful tips on how to fix them, you can save you problems in the future. 

Another benefit is that you would not suffer the consequences of these problems for an extended period. 

Listed below are some common issues you can encounter and tips on how to fix them;

Pipe leaks

This is one of the common and often, significant challenges that most homeowners face. 

Pipe leaks busted taps and damaged shower heads usually lead to an uncontrollable flow of water which can be detrimental to your floors, walls and ceilings. 

If not quickly rectified, leaks can cause extensive water damage that will cost a significant amount in repairs.

As you move into your rental, keep an eye out for the pipes and take note of any unusual flow of water. Once you notice a pipe leak, switch off the water immediately. 

Then, contact your landlord to get a local plumber to rectify the issue quickly.

Hot water problems

The water heater is a crucial appliance in the home, as no one likes to take cold showers. However, heaters are prone to developing faults due to extremely high-temperature settings, blocked filters and strainers, and excessive water pressure settings.

To avoid hot water system problems, ensure adequate maintenance of the unit is carried out by a professional plumber. 

When you notice any irregularities in the flow of water or unusual sounds in the system, notify your landlord. Do not wait until the heater stops completely as it might lead to an increase in repair costs.

HVAC issues

The thermostat and air conditioning unit are essential appliances that can break down if not correctly taken care of. Clogged filters, leaks and compressor irregularities are some defects that commonly happen.

It is essential to clean out filters or change them completely when necessary to prevent clogged or defective filters from causing further damage. This is generally one of your responsibilities as a tenant.

For leaks and other defects, make use of the warranty on the appliance and get a professional to take a look.

Bugs infestation

It is not uncommon to encounter bugs or rodents in a new rental. Ants, bedbugs, mosquitoes and rats are some of the pesky vermins that can be generally annoying and also cause significant damage.

You can spray the rental down with insecticides or better still, hire an exterminator to get rid of unwanted guests. Take preventive measures to ensure that these vermins do not come back. 

Proper waste disposal, disinfecting of surfaces, and use of screen doors and windows are some ways you can do this.

Electrical problems

Issues with the electrical wiring of a house are problems that have the potential to lead to extensive damage. Defective power outlets, malfunctioning lights and faulty electrical appliances are some issues that can occur in a new rental.

It is vital to take note of any defects and take action quickly. Once an electrical gadget starts malfunctioning, cut off the power source and contact an electrician. 

Do not attempt to fix. Landlords have a responsibility to ensure all-electric wiring is safe and working correctly.

There is sometimes a fine line between what is a tenants and landlords responsibility. Ensure you know what your responsibility is as a tenant and pass all landlords duties onto them.
